OUR SEARCH PROCESS
Upon written instruction and receipt of the retainer fee, we commence the search process by conducting a detailed briefing with our clients to understand their property requirements and to ensure that we are working to their specifications. Once we have attained a comprehensive understanding we then undertake the search process.
LEVERAGING OUR NETWORK
The search process entails leveraging our extensive network of contacts in the Bath property industry to identify off market opportunities and new instructions/listings coming to market shortly. Further online research will then take place to capture any existing properties that are already on the market.
A short list of properties matching client requirements are presented and a target list agreed upon. With target properties in hand we will undertake an initial viewing of the property and present a property report detailing the sellers background/motivations and how the property matches clients requirements.
If the property is deemed a good fit we will then arrange an initial viewing with the relevant estate agent and report back on the properties suitability and then be at hand to attend any follow up viewing with clients. A full debrief after viewings is essential, in order for us to provide feedback to the estate agent and to stay on the right side of the sellers.
UNDERTAKING ALL NEGOTIATIONS FOR YOU
Once a decision has been made to make an offer on a property we will prepare a formal offer letter detailing offer price and timing and this will be delivered to the representing estate agent. We will then be at hand to undertake all negotiations. Having worked overseas we understand time zones and we are accustomed to matching our clients availability in otherwise busy days.
